Phoenix is proud to have successfully completed its works at 57 Rutland Street, Leicester, a significant city centre development delivered in partnership with Torsion Group.

The project forms an important part of the ongoing regeneration of Leicester’s Cultural Quarter, transforming the existing building into 472 high-quality student bedrooms alongside communal and amenity spaces. The development presented several complex construction challenges, requiring close collaboration, problem-solving and coordination throughout the programme.

Phoenix’s primary scope focused on the design and installation of the Steel Frame System (SFS) and blockwork packages across the development. Our team delivered SFS across six floors in three separate locations, including the construction of the new seventh floor, helping to maximise the available space and increase the building’s accommodation.

As part of the works, Phoenix also installed three lift shafts, while assisting with associated steelwork and providing practical solutions to challenges encountered throughout the project. This required careful coordination between our teams and other trades to ensure the works progressed safely, efficiently and in line with the programme.

Working alongside Torsion Group, our team successfully overcame the challenges of transforming an existing structure while contributing to the wider regeneration of Leicester City Centre.

57 Rutland Street is now complete, and Phoenix is proud to have played a key role in delivering this landmark development.
